Prepping the Exterior of the Home for a Sale

It is easy to focus on the interior of the home when you are preparing to put in on the market. We tend to think of it as the most important part of the property and while this may be true for the most part, the outside of the house is also an integral piece of selling any home. Taking steps to stage the exterior of the residence is a good idea, as a tidy and well-maintained property is more likely to get a timely offer.

Any savvy buyer will take notice of the condition of the roof, as well as the exterior walls, the fences and the land the home sits on. Stand outside the house and look at it through the eyes of a potential buyer. If selling a property in the Vernon real estate market, consider spending time repairing and freshening up its exterior and the yard. Here are a few things to think about when staging the outside of the house.

  • Landscape the Yards

When a realtor or potential buyers drives up to the home the first thing they see is the front of the house as well as the front yard. This is the impression they form of the home right off the bat. It is important to ensure it is a good one. If you do not like yard work consider hiring a professional landscaper to do a once over for you. Get them to do the back yard too. The outdoor space is important to any sale.

  • Create a Backyard Oasis

Having a nice back deck is like adding another room to the house. Make the space comfortable and cozy so potential buyers can imagine themselves lounging there on a summer evening. This can help nudge them in the right direction. Be sure the area is clean, tidy and inviting. If viewers are interested in a great backyard area having an oasis to spend time in adds another positive element to the home and may tip a sale.

  • Clear the Eave Troughs

Cleaning all of the leaves and debris from the eaves helps to show the home has been well-maintained and taken care of under your ownership. If a potential buyer sees them all clogged up it is not a good look. The gutters need to be kept clear in order to keep water away from the property and its foundations. It also ensures water and moisture does not get into the roof and cause damage to its structural integrity.

  • Fix the Roof

If the roof is new and in good shape then you do not have to worry about doing any maintenance and repairs however if you have an older roof it is a good idea to give it a little TLC before having anyone view the house. An educated buyer pays close attention to the roof so if there is any moss on it or shingles missing you need to tend to it. Get rid of the moss and replace or repair any damaged parts.

  • Repair and Re-Stain Fences and Gates

Fences are another part of the property that tend to get neglected. Often they are weathered and leaning here and there. If this sounds like your fence you should think about spending time to make it look better. Re-stain faded sections and fix or replace any panels not standing completely upright. An older ill-maintained fence and gate can create a run-down look and this is not ideal when selling a home.

  • Deal with Exterior Walls

As with the fence the exterior walls of the house often begin to look weathered and dirty over time so it is important to tend to them when listing a home. If any of the siding is damaged or missing it should be fixed or replaced. Hire a pressure washer if you do not have one and spray the outside of the house so it is sparkling clean. Consider repainting window and door trim to give the house a fresh and tidy look.

  • Tidy the Driveway

For added curb appeal make sure your driveway is clean and well-maintained for a good look. Driveways with stains on them or cracks throughout should be fixed so the property looks taken care of. If it is paved there are products available to patch up any issues. A dirt or gravel driveway needs to be raked and all potholes or dips filled in.
